Possible starting point

Conventional financing may be a strong starting point for comparison.

The right recommendation depends on documentation, property, occupancy, available funds, and current program guidelines.

Common questions

Start informed.

Short answers to the questions buyers ask most often.

How much home can I afford?

Affordability depends on income, debts, credit, available funds, property taxes, insurance, association dues, and the loan program. A calculator gives a useful estimate; a full review gives you a reliable budget.

How much do I need for a down payment?

The answer is not automatically 20%. Some conventional, FHA, VA, USDA, and assistance programs may allow less, subject to eligibility and current guidelines.

Should I get prequalified before shopping?

Yes. A thorough prequalification can clarify your price range, likely cash needs, and potential loan options before you write an offer. It is not a commitment to lend.

Can self-employed buyers qualify?

Yes. Depending on the facts, documentation may include tax returns, profit-and-loss statements, or eligible bank-statement programs. Program availability and underwriting rules vary.

Is a fixed-rate mortgage payment always unchanged?

The principal-and-interest portion of a fixed-rate loan stays fixed. The total payment may change because property taxes, homeowners insurance, mortgage insurance, or association dues can change.
